Window replacement for Phoenix-area homes

Low-E dual-pane replacements that cut heat gain and glare.

In the desert, the number that matters most on a window label is the Solar Heat Gain Coefficient (SHGC). Lower means less of the sun's heat gets through. ENERGY STAR's southern-zone windows use a low SHGC for exactly this reason. Many older Valley homes still have single-pane aluminum windows, and 1990s builder vinyl windows often have failed seals that fog between the panes.

Planning estimates for typical projects, not quotes. Your bids will depend on size, condition, materials and permit requirements.

Permits

The City of Phoenix lists replacing or altering windows among remodel work that may require a permit. Changing a window's size or location definitely does, and so does anything in a historic district. Ask your installer to confirm with your city and handle the permit.

Install method matters

In stucco homes, a retrofit or insert install keeps the existing frame and avoids cutting stucco. A full-frame replacement costs more, but it lets the crew fix rot or water damage around the opening. Ask which method is quoted and how they'll seal and patch the stucco.

Window Replacement: common questions

Do west-facing windows need different glass?

They benefit the most from low-SHGC glass, and from exterior shade screens or a patio cover. Some homeowners pay for upgraded glass on the west and south sides only.
