Phoenix Home Improvement Cost Guide (2026 Estimates)

These ranges are meant to help you plan a budget and spot bids that are way out of line. They're estimates for typical Valley homes, not quotes. Real prices depend on access, condition, materials, permit requirements and how busy contractors are. In Phoenix that last factor swings a lot between July and January.

What pushes Phoenix bids up or down

  • Season: AC and roof repair demand peaks in summer and monsoon season. You'll often get better scheduling and more competitive bids in fall and winter.
  • Two-story and steep tile roofs need more safety setup and labor than single-story ranches.
  • HOA approval: many Chandler, Gilbert, Peoria and Surprise neighborhoods require architectural approval for exterior color, roof tile and patio covers. Build in a few weeks.
  • Older homes (pre-1978) can have lead paint and dated wiring or galvanized plumbing that turns up once walls are open.
  • Caliche (hard, cemented soil) can make footings for additions and patio covers slower and more expensive to dig.

Frequently asked questions

Why is my tile roof quote so much lower than a new roof?

Most Valley tile roofs keep their concrete tiles. What wears out is the underlayment below them. A re-lay ("re-felt") lifts the tiles, replaces the underlayment, and puts the same tiles back, replacing only the broken ones. It usually costs well under a full new tile roof.
