Arizona's monsoon season officially runs from June 15 to September 30. It brings dust storms, microbursts, flash flooding and lightning, often within the same hour. A little prep in May and early June prevents most of the expensive surprises.
Before the season
- Look for slipped, cracked or missing tiles, especially at ridges and edges. Use binoculars instead of walking on tile.
- Clear flat-roof scuppers, gutters and downspouts, and check that the yard drains away from the foundation
- Check patio cover posts and fasteners, plus the attachment points for shade sails
- Trim trees that overhang the roof or power lines
- Replace the AC filter and clear debris around the condenser. Dust storms clog coils.
After a big storm
- Photograph any damage before cleanup
- Tarp active leaks if it's safe, or have a roofer do it
- Be cautious with door-to-door storm crews. Verify the ROC license before signing anything, and never sign over insurance proceeds on the spot.
